Applicants Minimum Qualifications

Income
Total monthly income must be at least (3) three times the monthly rent. Alternate sources of verifiable income will be accepted.  (i.e. retirement, social security.)

Job History
All applicants must have been on the job a minimum of (6) six months.  Exceptions: graduates that are newly employed in the field they trained for, additional deposit may apply.

Rent History
Applicant must have at least (6) six months of verifiable rental history receiving minimal community rule violations.  No outstanding accounts with current or prior apartment communities or rental housing. Family rentals are excluded for this verification. Applicants with no rental history will be considered with an additional $250 deposit.

Credit Check
Credit is checked for delinquent rental history, and utility company delinquencies. As well as an Income to Debt ratio.

Criminal History

A criminal background check will be ran. Criminal activity involving theft, criminal mischief, drugs, assault, injury to persons, property, and or sexual related crimes will be denied.

Occupancy
One Bedroom- no more than (2) two residents.
Two Bedrooms- no more than (4) four residents.
Three Bedrooms- no more than (6) six residents.
*Not including a newborn child under (6) six months old.

Application Fee
$25.00 for each applicant over the age of 18. $35.00 for each married couple. Proof of marriage license will be required if applicants have different last names.

1 Bedroom $150.00
2 Bedroom $200.00
3 Bedroom $300.00

Pet Fee
$200.00 (non-refundable) pet fee per pet. Pet fee must be paid in full prior to the pets occupancy.  Pet must be a full grown, house trained cat or dog only, 25 lbs or less. Breed restrictions apply. No more than (2) two pets per apartment. A pet fee will not be charged if animal is in a cage, tank, or aquarium at all times. Example: Birds, fish, or reptiles.

Application and Security Deposit Agreement

This is to acknowledge that a deposit of $______________ and an application fee of $______________ has been paid to Cedar Ridge Apartments on ______________.

The deposit shall be refunded if the rental application is rejected by Cedar Ridge Apartments. The application fee of $________________ is to cover the processing fee and will NOT be refunded if rejected or approved by Cedar Ridge Apartments or canceled by the applicant. The applicant has three (3) consecutive days from the time of approval to cancel and receive a refund of the deposit. After three (3) days has expired, the deposit will be forfeited.

Security deposit will NOT be refunded for any reason if the resident does not fulfill the lease agreement and/or does not give at least a (30) day notice of intent to vacate, and will not be applied toward and cleaning, or damage charges, if any apply. This notice is available at the office and a copy can be made available to you upon request.

Any carpet, cleaning or damage fees will be deducted from all security deposit if lease contract is fulfilled.

NOTE: If a refund deposit is due, Cedar Ridge Apartments will issue said refund within (30) days.
